What it is
Commercial property insurance helps pay to repair or replace your business property after a covered loss, such as a fire or theft. It can apply to a building you own, or to the contents and improvements in space you rent.
What it may cover
- Buildings you own
- Equipment, furniture, tools and computers
- Inventory and supplies
- Improvements you made to leased space
- With the right add-ons, lost income while you rebuild after a covered loss
Who may need it
You may need this coverage if:
- You own a building or have equipment and inventory you could not easily replace
- You rent space and have made improvements to it
- Your lease or lender asks you to carry property coverage
Coverage, limits, exclusions and eligibility vary by insurance company and policy, so the policy wording is what counts.
Questions worth asking
- Is the property covered at replacement cost or actual cash value?
- Are earthquake and flood excluded? In California these usually need separate coverage, so ask.
- Is business income coverage included, and for how long?
- Does it cover equipment you take off-site?
